Room for Rent in Boulder, CO

Room for Rent

I'm a 21 year old female CU student looking to fill a room in my 2 bedroom, 2 bath apartment. My current roommate is moving in with her significant other, and we want to fill the 2nd room asap. We're on the top floor of the Depot Square Apartments, behind the Hyatt Place Hotel near 30th and Pearl St.The apartment building is really, really new. We moved in last year and we are the first people to occupy it. The place is really clean, and the appliances, flooring, everything, is new. The apartment is a little less than 900 square feet. Looking for someone to commit to a year long lease. You'll have your own bedroom, and your own full bathroom (not connected to room)DishwasherACIndividual heating units in each roomBeautiful ceiling-to-floor windows in the bedroomsCovered balconyCovered parking garageLaundry room is a few steps from our front doorWood-grain vinyl flooringPantryLarge storage/coat closetOptional, paid, additional storage rooms down the hall.Close to the 29th street mallDowntown BoulderWhole Foods / King Soopers / HazelsWalking trailsMain bus lines right across the streetNice restaurant and bar right downstairsRTD station downstairs - ride to Denver! The apartment company offers their residents:RTD ECO PassBoulder B-Cycle MembershipCar Share MembershipGreen CommunityCon:Very close to railroad crossing, but after about a month you stop noticing.Utilities are not included, but we only pay electricity. Unfortunately I don't have a monthly price quote for electricity, they didn't charge us for it this last year. I've been told by the property management that we likely won't start paying it until a few months into our lease. I'll conserve electricity if you will!Move in date is August 26, possible flexibility. You won't pay any portion of the August rent, your monthly payments will start Sept. 1. $100 security deposit (betcha won't beat that).Bedroom is a solid size... about 12x10ft. Nice sized closet with high shelf for storage.Ahhmazing lighting / giant windows.View of the Flatirons (place your bed right and you'll see them every morning). These apartments are considered to be Federal Affordable housing (hence the low price). Therefore, only one student can occupy the space at a time (That's me). Unfortunately, YOU CAN NOT TAKE THIS ROOM IF YOU ARE A STUDENT. Sorry :( City of Boulder rules, not mine. Along with that, our combined yearly income as roommates has to be below a certain amount. I make very little money per year as a full-time student, so there is a lot of wiggle room. Before you can sign a lease, you have to turn in an income verification sheet from your employer. It sounds more complicated than it is. Contact me for specifics, but it's just like turning in an employment verification sheet for any other property managers you may have dealt with in the past.I'm friendly, busy, and clean. Occasional social drinker. I value open communication among roommates. I don't mind if you bring your friends/family/significant other over, as long as they are respectful. You can expect the same from me (my boyfriend may be around on occasional weekends). The apartment is pretty much furnished (aside from the open bedroom), but bring what you'd like, and we'll make it fit. The building is technically non-smoking, but I'm 420 friendly. I don't have pets, and I feel that the space is a little small for one, but I could consider it if they are well behaved / adorable. Contact me with questions, looking to fill the spot ASAP.
